Florida and Carolinas Timeshares

Sandy Hayes personally owns several timeshare units in Florida and The Carolinas which are available for rent or purchase on a first come, first served basis. Because the units are available for one week each year, availability is not guaranteed until a refundable deposit is made and confirmation is received from the resort where the unit is located.

RENTALS: - All rentals require a 50% non-refundable deposit when a reservation is requested. If written confirmation from the resort is not provided within three (3) weeks from the date the deposit is made, the deposit will be returned to the renter. Two weeks prior to the date of occupancy, the balance of the Rental fee is due. If it is not received at that time, the rental agreement will be cancelled and the initial deposit will be forfeited.

PURCHASE: - All purchases require a 20% down payment at the time the purchase agreement is signed. At the time of closing, the Purchaser shall receive a Warranty Deed and confirmation from the resort that all maintenance fees and taxes are current and there are no outstanding financial obligations assessed against the unit.

NORTH CAROLINA

CALABASH - MARSH HARBOUR Golf & Yacht Club:
Located approximately 1/2 mile from the South Carolina border, just north of Myrtle Beach, this resort is a located in a quiet, semi-private area. Originally planned to have eleven condo buildings, clubhouse, marina and golf course, construction was stopped when the owner became ill and his family could not continue. Two buildings and the clubhouse were built and are well maintained by the homeowners association. The unit occupies the second and third floor with kitchen, living room, dining area, 2 bedrooms and 2 ½ baths. In 2008, new TV's and master beds were purchased for the units. It has kitchen, living room, dining area, 2 bedrooms and 2 baths and storage bldg. with 2 bicycles. Week 9 is the reserved week for this unit. 2008 maintenance fees were $573.00. Located directly on the ocean at beautiful North Myrtle Beach, this resort is part of the Wyndham chain of resorts which gives you access to exchanging use of other Wyndham resorts throughout the country. Located in the middle of the golf capital of the world, this 7th floor unit has balconies facing the ocean, kitchen, living room, dining area, 2 bedrooms and 2 baths. SURFSIDE BEACH - PLANTATION RESORT PRESIDENTIAL VILLAS:
This resort is located on the south side of Myrtle Beach in a very nice area, about 1 mile from the ocean with many of the 120 golf courses near or adjacent to the resort. It is located about 15 minutes from the airport and close to the new Hard Rock theme park. I have four units in this resort. All units are 3 bedroom, 3 bath lockoff units which means they can be split into two units if desired. One side has 2 bedrooms, 2 baths, kitchen/dining area and living room. The other side has 1 bedroom, motel style unit with kitchen/dining area and bath. Each unit has its own laundry. 1 million dollars was spent recently upgrading the new kiddies' pool area, the million gallon outdoor pool and another pool with a retractable roof and the fitness center. Many activities, fine dining and lots of golf are all just a short drive in any direction from this resort. Two units have annual usage, one unit is only for odd number years and the other is only for even number years. These units do not have designated weeks so you can choose your week of use when you pay your maintenance fees. 2009 maintenance fee is $607.00 Resort website is www.plantationresort.com

It is also a part of Vacation Resorts International, offering exchanges to more than 125 resort properties throughout the US and Mexico as well as Hawaii. This resort is located on the Atlantic Ocean, but the building is not directly on the beach as there are several buildings in the complex. This resort is located on the intercoastal waterway and is about 1 mile from the ocean. All of the buildings are built in a large circle surrounding a moat with foot bridges leading to the recreation area in the center. It is a large complex, but quiet and relaxing. The unit has 2 bedrooms, 2 baths, kitchen, dining room and living room. There is no assigned unit and your reservation can be made for any week of the year when you pay the maintenance fees. 2009 maintenance fee is $744.00. ST. AUGUSTINE BEACH - TOWNHOUSES AT ST. AUGUSTINE RESORT:
Located in a large resort on the Atlantic Ocean, this unit is near the entrance to the resort, which is away from the ocean, so you have a short walk to the beach. It is a short drive across the intercoastal waterway to St. Augustine, the oldest city in the US. Also nearby is World Golf Village and Jacksonville. This unit has two floors and has 2 bedrooms, 2 ½ baths, kitchen/dining area and living room. Week 16 is the reserved week. 2008 maintenance fees were $498.00. Located about 20 miles west of Fort Lauderdale, these buildings are about five years old. All furnishings, including flat screen TV in most rooms, are all new. When I bought this unit, it had not even been built yet. In fact, I have never stayed in it. This is a 2 bedroom, 2 bath lockoff unit which allows it to be split into two units, each with 1 bedroom, living room, kitchen/dining area or combined as one large unit.
